Renovation Project Eligibility criteria

  •  Includes a revitalized thermal barrier to ensure energy efficiency and airtight performance for 50% or more of perimeter walls
  •  Minimum of one product from each of the four areas of innovation – depending on goals and homeowner priorities
  • Requires a custom Design & Build solution with a 3D rendering of the planned renovation
  • Includes Holmes High Performance Inspection with three visits to document installation, indoor air quality and systems performance
  • Willingness to share feedback on the process and experience at major project milestones

1. What is the OakWood-Holmes (OH) High Performance Initiative?

 

 

The OH High-Performance initiative is a pilot program that is being tested in Ottawa. The program leverages the expertise, technology and processes from OakWood and The Holmes Group to provide owners with an approved source of products while validating home building performance. Products, materials, and technologies are selected from four, fast changing areas of innovation:

  • Energy efficiency, helping clients lower their energy costs and/or carbon footprint
  • Technology enablement – home automation and IoT solutions to simplify, make busy lives easier, and create a streamlined lifestyle with more time for activities that count
  • Healthy, toxin-free environments for living and work
  • Sustainable, green building practices and materials – and environmental leadership using responsible construction practices

The success of the OH High Performance Initiative will be evaluated before proceeding with a large-scale rollout across Canada and the U.S. that is expected in 2018.

 

2. Why are OakWood and Mike Holmes collaborating on this initiative now?

 

Holmes & Oakwood believe the residential home industry is on the cusp of a major “disruption” through the implementation of easy to use smart home technologies, low cost renewable energy products, battery storage innovation and remote-accessed automation, all in a wireless format. The pace of change and the number of options is staggering with 1,000s of new products coming to market annually: from solar panels and geo thermal solutions for achieving energy savings – or going off the grid – to automation solutions for taking advantage of the Internet of Things (IoT).

The OH Initiative addresses three problems that home and building owners share because of so many product options and their inherent technical complexity:

  • Lack of time and technical ability to undertake the necessary due diligence, research, and “homework” to fully understand these advanced solutions and objectively assess their merits independent of manufacturer claims
  • Assurance that these innovative solutions – products, materials, and technologies – are installed correctly and in accordance with stringent warranty guidelines from manufacturers
  • Validation that solutions drawn from any or all four areas of innovation – energy efficiency, technology enablement, health, eco-friendly – are delivering the performance benefits expected

4. What kind of construction projects and customers will benefit from the OH High Performance Initiative?

 

 

The OH High Performance Initiative will be invaluable to any home or building owner who is planning a major renovation, new custom home, or building where energy efficiency, technology and automation, a health living and/or work environment; and industry leading, eco-friendly construction methods and green materials are priorities. Renovation projects that would benefit include additions and bump-outs, attic conversions, basements, sun rooms and solariums, in-law suites – and any full home gut to the studs or teardown. Traditional smaller scale renovation projects – such as kitchens and bathrooms – can also benefit from product, material, and technology selections from the Holmes Approved Products. However, larger projects would typically involve material selections from all four areas of innovation and would benefit from documentation of the installation process and validation of performance through the Holmes High Performance Inspections.

 

5. How much will the OH High Performance Initiative cost?

 

This Initiative is being offered as a service by OakWood and the Holmes Group. Costs are dependent on the following:

  • Specific products, materials, and technologies that are selected from the four areas of innovation – each of these will have a direct cost and installation cost that will be incorporated into a customized design and build solution by OakWood
  • Whether an owner chooses to document the installation process and validate their home or building performance through Holmes High Performance Inspections

The High Performance Inspections will be an addition to the existing home and building inspections offered by the Holmes Group and will include:

  • Documentation of the installation process using interim inspections
  • Thermal imaging assessment
  • Mould, Radon and comprehensive indoor air quality tests (for projects drawing products/materials/technologies in the health category)
  • Mike’s Final top to bottom inspection
  • A comprehensive High Performance Home (or Building) Inspection report with documented proof of the installation and performance to validate performance and increase re-sale values.

Pricing for the High-Performance Holmes Inspections is pending final confirmation of this new service package.
