Top Addition and Large Project Questions We Get Asked

Most of our clients ask us variations on these questions. An OakWood Project Consultant will be happy to elaborate and give you more detailed answers in relation to your addition or large project.

What’s the difference between an addition or large project?
In many cases, there’s no difference between an addition or a large project. In fact, all additions that we do would be considered a “large project” because they involve major structural changes to your home. We single out “large projects” because in many cases our clients want us to work with their home’s existing footprint. We’re not adding a bump-out or another level; but very little if any of the original home remains. This is particularly true for dated, older homes with wiring that’s not to code and very inefficient windows and insulation with a low R-rating. We’re not remodeling; we’re fully gutting and modernizing the home. In both cases – an addition or a large project, it’s going to make a big mess in the short run and take months to complete.
Should my addition blend in with the rest of the house?
Usually our design team will recommend materials and an approach that ensures any addition looks like a natural, seamless extension of your existing home. With this approach, the addition looks like it has always been there. However, there are always exceptions. Sometimes an older home may be constructed of materials that are difficult to find or match today. In these situations, our designers will likely recommend material options that complement the existing look. With this approach, the addition becomes a tasteful, organic extension of the original structure.
How much will an addition add to my home resale value?
In our experience additions and large projects usually have high return on investment, especially when they introduce new desirable spaces and the work is done professionally. How much depends on several factors including the type of neighborhood and the quality of materials that you use. If you upgrade your home well beyond what is typical for your neighborhood, you may have difficulty recovering your investment. That’s because most neighborhoods command a maximum house value. If you choose unique, higher quality materials may also bump up your house value beyond what buyers are willing to pay; even though your home looks gorgeous. While we always recommend looking at neighborhood demographics, ultimately the biggest return that you are likely to get from a new addition or large project renovation will be the increased enjoyment you get from your home.
Will I require a permit?
It is not a question of whether you need a permit, it is how many. The Ontario Building Code requires owners to obtain a building permit before starting any construction or demolishing all or part of an existing structure. An addition or large project will also likely require electrical and plumbing permits with inspections by the City at key stages of construction. Fortunately, OakWood takes care of all permit requirements and schedules inspections to ensure your project will be fully compliant with the Ontario Building Code.
How long will an addition or large project take to complete?
The simple answer is, we don’t know. This is an unanswerable question until we work with you to start planning your addition or large project and understand the scope of work that’s involved. To give you an idea of what that entails, any addition or large project is going to be a complex undertaking that will involve the following:

  • Developing an architectural plan that summarizes the engineering and structural requirements, floor plans, and includes all design elements with photo realistic renderings
  • Securing the necessary City permits including Building, Electrical, Plumbing, and others
  • Material selection
  • Site preparation to safeguard your home and property
  • Foundation work
  • Material selection including lighting, windows, doors, complete flooring solutions including hardwood, carpet and tile options, and many others
  • Teardown and removal of existing materials
  • Moving and relocating walls – depending on the scope of your home addition
  • New or upgraded out dated electrical wiring to accommodate new power loads in your new addition or home
  • Millwork and detailed trim done to craftsman standards.
  • Painting including expert design assistance on colour selections.
  • Final clean-up and inspection to ensure you are completely satisfied with your new home addition.

And many other tasks. As you can imagine, with so many variables, trying to provide a guesstimate without a detailed scope of work document is impossible. What we can tell you is that most major additions and large projects can easily span 3 to 6 months.
